The Builder’s Challenge
The post-close window is your biggest reputational risk
You built an exceptional home. Now the homeowner has moved in — and they're finding the paint touch-ups that weren't finished, the garage door sensor that's misfiring, the HVAC damper that needs adjustment. Small issues. But they call you.
For a Homestead-tier build (2,500–3,500 sq ft), that's typically 2–4 hours per week of reactive, low-value communication your team has to handle — while you're trying to close permits on the next project, manage a second active build, and hold subs accountable on a new framing schedule.
The Homestead Plan gives that time back. We take the call. We document. We schedule your subs. You get a clean monthly summary and a team that's focused forward.
2 -4 hrs
Weekly post-close homeowner contact per completed project, on average
90 Days
The window when most warranty calls happen — and when your reputation is made or lost.
📞 — Constant Homeowner Contact
New homeowners call about everything in the first 90 days — minor finish items, appliance questions, HVAC adjustments. Each call costs your team time they don't have.
🔄 — Sub-Contractor Callback Loops
Tracking down electricians, painters, and finish crews to schedule punch list items is a full-time job. Without dedicated coordination, items can stay open for weeks.
📁 — No Documented Record
Without a structured documentation system, you have no clear record of what was reported, what was fixed, and when — a liability risk if disputes arise later.
🌟 — Referral Risk
In Montana's luxury builder market, every build is a referral engine — or a warning. The post-close experience is the last thing a homeowner remembers when someone asks who built their house.
Process
How the Homestead Plan works
01
Builder Onboard
You share sub-contractor contacts, any known open items at close, and key systems info. We set up the documentation system and homeowner communication process. We participate in property handover and are introduced to homeowner.
→02
Weekly Walk through
Every week for 90 days, we visit the property — documenting, photographing, and prioritizing every item that needs attention from your team.
→03
Sub Coordination
We go directly to your crews with organized scopes and confirmed access windows. Less back-and-forth, faster close-out, cleaner documentation for your records.
→04
Builder Report
Monthly summary to your team. Immediate escalation when it matters. You stay informed without being in the weeds — exactly where your attention should be.
Transparent Pricing
Fixed price. No surprises.
Tier determined by finished square footage.
Monthly retainer billed in advance. All plans are 3-month (90-day) engagements from date of closing. Single-family new construction only.
Scope & Limitations
What the Homestead Plan covers - and what it doesn’t.
Clarity on scope protects everyone. Here’s exactly what’s inside and outside the plan.
Covered under the Homestead Plan
☑️ Main house + attached garage(all interior and exterior)
☑️ Weekly walkthroughs and photo-documented issue logs
☑️ Scheduling and follow-up with builder's designated sub-contractors
☑️ All homeowner communication — calls, texts, and emails with questions
☑️ Monthly builder summary report and immediate priority escalation
☑️ 90-day engagement from date of closing, billed monthly, in advance
Outside the scope of the plan
⊖ Detached structures (guest houses, barns, detached garages) — these are covered under Estate, Range, or Legacy plans
⊖ Build Support does not self-perform repairs — all work is executed by the builder's designated sub-contractors
⊖ This is a coordination and communication service, not a licensed home inspection or certification
⊖ Structural defects, legal disputes, and formal warranty claims are escalated directly to the builder — outside Build Support's scope
⊖ Travel surcharge may apply for properties beyond 30 miles from Bozeman
⊖ Ongoing property management after the 90-day period is available under a separate Build Support agreement
The Why Builders Choose Build Support
Your reputation doesn't end at closing. Neither does ours.
Montana's luxury home builder market is relationship-driven. A $5M home in Big Sky sells because someone talked about their builder — not because of a Houzz profile. The post-close window is where that conversation is shaped.
Build Support is not a generic property management company that dabbles in post-construction. We are built specifically for Montana's luxury market — the climate, the remoteness, the expectations of the clientele, and the operational reality of absentee ownership.
When we're managing your post-close, your homeowner experiences a level of attentiveness that reflects on you. That's not an accident. That's the system working.
Reclaim Your Team’s Time
The average builder fields 2–4 hours of post-close homeowner calls per week, per completed project. The Homestead Plan eliminates that entirely for 90 days — your team works on the next build, not the last one.
Protect Your Reputation
Tracking down electricians, painters, and finish crews to schedule punch list items is a full-time job. Without dedicated coordination, items can stay open for weeks.
Faster Punch List Resolution
Without a structured documentation system, you have no clear record of what was reported, what was fixed, and when — a liability risk if disputes arise later.
A Clean Legal Record
Every issue documented. Every resolution timestamped. Every escalation in writing. If a dispute ever arises during or after the warranty period, you have a complete, organized record — not a text thread.
One coordinator. 90 Days. Build Support handles all of it.
A 15-minute builder consultation is all it takes. We'll confirm your tier, answer your questions, and have a proposal back to you within 24 hours.
